Andrew Denny is an absolute operator and incredibly honourable. We rented our property through his company and subsequently sold the property through his company. He was excellent to work with and as we live 200 miles away he was trusted to manage everything along with Anthony who managed things on a daily basis. I cant recommend Andrew enough. He was a pleasure and he is entirely trustworthy. Thank you

We used Edward Knight for the sale of our property. It was Hayley that first came out and did the valuation. She did not rush us and was happy to sit and chat and answer all of our questions. We were able to sell our property for significantly more than other estate agents had valued it at. Mark also helped with house viewings and was our point of contact once the sale was agreed. He was always very responsive and good at chasing solicitors etc. We would happily recommend Edward Knight.

After little success with the previous estate agent. Edward Knight Estate Agents stepped in and stepped up. Anthony Daniel was our contact. He was clear, direct and delivered on what he said. Anthony kept us informed throughout the sale, he was responsive to our queries, right through to completion and exchange. Excellent service, Anthony! I would definitely recommend Edward Knight Estate Agents.

Edward Knight recently sold our house and they were fantastic. They were very efficient and remained in close contact right up until completion. They are personable and went above and beyond for us. I can’t thank them enough and would highly recommend them to anybody looking for quality and genuine estate agents.

Really great experience with Edward knight letting agency. The staff were friendly, professional, and always quick to help with any questions. The whole process was straightforward and well managed. I would happily recommend them. Aimee was so fantastic in our dealings in terms of lettings and during our mortgage dealings. Aimee may you be blessed and whatever your heart desires may you get it as well.

I wouldn’t use anyone else! The best service for lettings and, as a landlord, I won’t use anyone else. Aimee is simply amazing and always goes above and beyond. Her attention to detail, communication and work ethic is outstanding. It’s a rare thing in modern property businesses. I feel I’m in safe hands!I have also purchased through Edward Knight and would highly recommend them for this too. Proactive without being pushy!

Property Buying FAQs

Whilst not a legal requirement, an Agreement in Principle (AIP) from a mortgage lender is strongly recommended. It confirms your likely borrowing capacity, strengthens your position when making an offer, and demonstrates to sellers that you are a serious purchaser.

Deposit requirements typically range from 5% to 20% of the purchase price, depending on the lender and mortgage product. A larger deposit may provide access to more favourable interest rates and lending terms.

In addition to the purchase price, buyers should budget for legal fees (conveyancing), survey and valuation costs, mortgage arrangement fees, and any applicable Stamp Duty Land Tax (SDLT) in England and Northern Ireland. Your solicitor and mortgage adviser will provide a full breakdown based on your circumstances.

The typical timeframe from offer acceptance to completion is approximately 8–12 weeks, although this may vary depending on the length of the property chain, mortgage processing times, and the complexity of legal searches.

A property chain refers to a sequence of linked transactions, where each sale and purchase is dependent on the successful completion of another. Delays can occur within chains; however, they are a common feature of residential property transactions in the UK.

While not a legal obligation, a survey is strongly advised. It identifies potential structural defects or issues that may not be apparent during a viewing and provides greater clarity before you are legally committed via exchange of contracts.

This indicates that an offer has been accepted in principle but is not legally binding. The transaction remains subject to contract until exchange of contracts, at which point both parties become legally committed to proceed.

Keys are released on completion day, once the purchase funds have been transferred through the conveyancing solicitors and legal ownership has formally passed to the buyer.
